Inventories for the Rental Market

"Under the Housing Act 2004 (‘the Act’) all Landlords and Agents who take a deposit from a Tenant who occupies property in England or Wales under an Assured Shorthold Tenancy Agreement (‘AST’) must protect that deposit with one of the Government’s authorised tenancy deposit protection (TDP) schemes. These schemes have been authorised and set up to ensure that Tenant’s deposits are paid back (in whole or in part) when Tenants are so entitled."

Since the introduction of the Tenancy Deposit Protection (TDP) in April 2007, the need for unbiased professional independent inventories has never been greater.

A thorough, detailed, accurate and unbiased inventory will now be vital in the event of a landlord wanting to claim against a tenant’s deposit.

Karesa provide a professional inventory which is a full and detailed description of the property and its contents, with a statement of their conditions.

It will include everything from walls, floors, ceilings and electrical fixtures and fittings, to gardens furnishings and appliances.

The inventory provides the evidence of the condition of the property at the commencement of the tenancy and will be required to be submitted in the event of a dispute.
